Buying a home in Houston is one of those processes that looks simple from the outside and turns out to have a dozen moving parts once you're actually in it. Here's what matters, roughly in the order you'll run into it.

Get your financing sorted first

Before you tour a single house, talk to a lender and get pre-approved — not just pre-qualified, which is a much looser estimate. Pre-approval tells you, and any seller, exactly what you can actually borrow, and it's usually the first thing a seller's agent asks about before taking an offer seriously. Houston has local mortgage brokers who know which loan programs actually apply here; it's worth talking to one before you fall for a house you can't finance the way you expected.

Work with a local agent, not a national app

A buyer's agent works for you, not the seller, and in most cases their commission comes out of the transaction rather than out of your pocket directly — so there's rarely a reason not to have one. A good local agent in Houston already knows which homes are overpriced, which neighborhoods are quietly appreciating, and which sellers are actually motivated versus just testing the market. Someone who works this area regularly will tell you things a property description never will.

Start touring with a real list, not a wish list

Once you know your budget and have an agent, narrow down what actually matters — commute, school zone, house size, yard, garage, walkability — and separate the must-haves from the nice-to-haves before you start touring. It's easy to fall for a kitchen and forget you needed three bedrooms. Browsing active homes for sale in Houston is a good way to get a real feel for what's available at your price point right now, not what it looked like six months ago.

Never skip the inspection

Even in a fast-moving market, get a professional inspection before you close. It's a few hundred dollars against a purchase that's likely six figures or more, and it can surface real problems — foundation issues, roofing, electrical — that aren't visible on a walkthrough. If the inspection turns something up, you can renegotiate, ask the seller to fix it, or walk away. Skipping this step to "win" a competitive offer is one of the most common regrets buyers report after the fact.

Understand the closing costs

Beyond the purchase price, budget for closing costs — typically a few percent of the home's price, covering things like title insurance, loan origination fees, and property taxes prorated to your closing date. Your lender and agent should both walk you through a closing cost estimate well before you're at the table, so there's no last-minute surprise on the day you're supposed to get the keys.

Timing the market

Real estate is local and seasonal. In most places, spring and early summer bring more homes on the market and more competition; late fall and winter tend to be slower, with fewer buyers but also fewer choices. There's no universally "best" time to buy in Houston — it depends on what you're looking for and how much flexibility you have. An agent who works here year-round can tell you what's actually happening right now, not what a national trend report says about the country as a whole.

Ready to start? Browse current homes for sale in Houston, or reach out to a local real estate agent to get a feel for what's realistic in your price range before you fall in love with something you can't actually get.
